Taking Care Of Your Parking Lot

If you are a business owner that has a parking lot on your property, you will want to make sure you maintain it in a way that will keep it safe for your customers. Routine maintenance and making minor repairs can be done on your own. If there are larger problems, you will want to call a paving company to come in to repave your parking area. Here are some of the routine maintenance steps that you can take to keep your parking lot in safe and eye-pleasing condition.

How Often Should Maintenance Be Done?

If you notice any cracks or holes in your parking lot, you will of course want to fix them immediately. Routine maintenance includes doing regular checks of your lot to look for any areas that are questionable. You should do a walk-through of your parking lot at the end of winter to see if cold temperatures and inclement weather have damaged your lot in any way. You should also do a check in autumn in preparation for bad weather.

Cleaning And Checking Your Parking Lot

You will want to use a pressure-washer to wash off the entire parking area to remove any debris that may be clogging holes and cracks from your sight. After you have washed your lot, you will be able to walk through the entire thing, writing down any areas that look suspect. This will help you to figure out how much material you will need to buy to fix the broken spots and to remind you where they were located when you go to do your repairs.

Cracks And Crevices

To fill in any areas that are damaged, you will want to use a rubberized asphalt sealant. This can be purchased in a hardware store and is applied using a caulking gun. Place the nozzle of the caulking gun as far down in the crack as you can before squeezing the contents into the cracked area. Use a putty knife to smooth the sealant over the crack, making the area uniform and less visible. If there are any holes visible in your parking lot, you can use crushed gravel to fill them in before adding the sealant.

Large holes would need to be repaired by a professional. It is a good idea to have your parking lot sealed by a paving company every few years to help protect the asphalt. When you call in a professional service to do repairs, ask them to seal the entire parking lot at the same time.
